Updated October 2026

Washburn, Underwood, Center, Stanton, and New Salem offer different ways to combine small-community housing with employment along the Missouri River corridor. Buyers moving for an energy-sector position or seeking more land should separate three questions early: how income will be documented, whether the property qualifies, and how much cash remains after closing.

Document the job and the property

A new position may include base wages, overtime, per diem, or temporary assignment payments. Those components are not automatically interchangeable for mortgage qualification. Provide the employment agreement, recent pay statements when available, and prior earnings records so the lender can identify usable income.

For an acreage, establish whether the purchase is primarily residential. Large outbuildings, agricultural activity, unusual zoning, or limited comparable sales can require additional appraisal review. Ask about well and septic condition before assuming a rural listing will finance like a house in town.

USDA may fit an eligible primary residence, but the address and household income must qualify. FHA offers another path, with a 2026 floor of $541,287. Conventional financing has a $832,750 baseline conforming limit throughout North Dakota.

Use relocation programs deliberately

The North Dakota Housing Finance Agency offers North Dakota Roots for eligible non-first-time buyers and relocating workers. FirstHome serves qualifying first-time buyers, while HomeAccess includes qualifying single parents, veterans, and disabled or elderly households.

Ask the lender to compare:

Use the closing cost estimator to organize the upfront budget. The Consumer Financial Protection Bureau explains how Loan Estimates expose differences in lender charges, credits, and total payments.

Compare taxes and infrastructure separately

A Bismarck property used as a comparison may carry infrastructure special assessments that change the apparent price advantage. Rural communities can have parcel-specific charges too, so request the actual tax statement and assessment information for every finalist.

North Dakota has no state real estate transfer tax. Eligible primary homeowners can file by March 31 for the $500 annual property tax credit. Also investigate the 5% early-payment discount for property taxes paid in full by February 15, especially when a servicer handles escrow payments.

Finish with the monthly payment calculator, then add commuting and property-maintenance reserves to arrive at a workable household budget.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
