Updated October 2026

For eligible buyers assigned to Minot Air Force Base or Grand Forks Air Force Base, a VA mortgage can reduce the upfront cash needed to buy a home. The practical question is whether the complete payment fits military income, household expenses and the expected ownership timeline—not simply whether zero-down financing is available.

Build the payment around documented military income

Basic Allowance for Housing, or BAH, varies with duty location, pay grade and dependency status. Provide current military pay documentation and orders so the lender can evaluate income and its expected continuation. Eligible nontaxable income may receive qualifying adjustments, but that does not increase the actual dollars deposited into your account.

VA underwriting considers residual income as well as debt obligations. Childcare, other loans and household size can therefore matter even when a simple debt-to-income ratio looks comfortable.

Use the monthly payment calculator to include taxes and insurance. Budget separately for utilities, winter maintenance and repairs; BAH is not a guarantee that every ownership expense will be covered.

Distinguish entitlement, fees and tax benefits

Eligible borrowers with full entitlement are not subject to a VA county loan limit, although lender approval and appraisal requirements still apply. For borrowers with remaining entitlement, county limits can affect the guaranty and down payment calculation. North Dakota’s 2026 one-unit conforming baseline is $832,750 across all 53 counties.

VA loans generally have no monthly mortgage insurance. A funding fee may apply unless the borrower qualifies for an exemption, including certain service-connected disability circumstances. Confirm exemption status before closing rather than assuming veteran status alone removes the fee.

North Dakota also offers property tax relief for qualifying disabled veterans. Eligibility and benefit amounts depend on state rules, including disability-related requirements. Verify the application, documentation and timing through the North Dakota Office of State Tax Commissioner. Do not assume a disability rating automatically updates the county tax bill.

Plan for the property and the next move

Check Minot special assessments and obtain address-specific tax figures near either installation. Separately review eligibility for the $500 primary residence credit and its March 31 filing deadline.

The North Dakota Housing Finance Agency describes HomeAccess and other potential financing alternatives. Compare those with the North Dakota mortgage options guide.

Before buying, model a future reassignment: selling costs, possible vacancy and remaining mortgage principal all matter. VA occupancy requirements also belong in the purchase plan, particularly when orders or deployment affect your move-in schedule.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
