A Bismarck homeowner planning a basement renovation may need access to equity without replacing an attractive first mortgage. A Minot homeowner with a higher-rate loan may instead benefit from refinancing the entire balance. HELOCs, home equity loans, cash-out refinances and rate-and-term refinances solve different problems, so compare them against the amount needed and the expected repayment period.

Choose the borrowing structure first

OptionMain featureMain comparison point
HELOCRevolving credit, commonly variable-rateDraw-period payment versus later repayment payment
Home equity loanLump sum, often fixed-rateSecond payment and total borrowing cost
Cash-out refinanceReplaces the first mortgage and releases equityNew rate applies to the entire replacement balance
Rate-and-term refinanceChanges existing mortgage terms with limited incidental cashSavings after transaction costs

Equity is not the same as available borrowing capacity. Lenders evaluate combined loan-to-value, credit, income, property value and existing liens. A HELOC limit can count differently from its current drawn balance depending on the underwriting calculation.

Estimate your position with the home-equity calculator, then request terms that identify closing costs, annual fees, rate adjustments and any early-closure charges.

Calculate breakeven without hiding the term reset

Suppose a refinance has $4,200 in nonrecoverable transaction costs and reduces comparable monthly principal and interest by $175. Simple cash-flow breakeven is 24 months, calculated by dividing $4,200 by $175.

That shortcut does not measure lifetime savings. Restarting a nearly paid-down mortgage over 30 years can reduce the payment while increasing total interest. Financed closing costs also increase the balance. Compare remaining balances and cumulative interest at the date you expect to sell or refinance again.

Use the refinance-savings calculator alongside the amortization schedule. The Consumer Financial Protection Bureau provides a useful framework for evaluating written Loan Estimates.

Keep escrow changes separate from loan savings

North Dakota’s $500 annual Primary Residence Property Tax Credit is applied directly to an eligible primary residence’s property tax bill, with filing due March 31. A 5% early-payment discount applies to qualifying property taxes paid in full by February 15; special assessments generally require separate attention.

Check procedures with the North Dakota Office of State Tax Commissioner and confirm timing with your servicer. Lower escrow collections from a tax credit are not interest-rate savings, and escrow deposits at closing are not automatically permanent refinancing costs.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
