North Dakota $500 Primary Residence Tax Credit, Feb 15 Discounts and Escrow Math — Roughrider Reason
Updated October 2026
A property tax benefit and a lower mortgage payment are not always simultaneous. North Dakota’s $500 annual Primary Residence Property Tax Credit applies directly to an eligible primary residence’s property tax bill, with filing due by March 31. Your mortgage servicer may need a later escrow analysis before that reduction appears in your monthly payment.
Keep the two deadlines separate
The primary residence credit requires an application; do not assume a home purchase or homestead occupancy automatically completes it. Check the application requirements and tax-year timing with the North Dakota Office of State Tax Commissioner.
The 5% early-payment discount has a different deadline: eligible property taxes must be paid in full by February 15. Special assessments generally do not receive that discount. Read the county’s actual statement rather than multiplying the entire bill by 95%.
If your lender escrows taxes, ask when the servicer intends to pay and whether its process captures the discount. Do not send a duplicate payment simply because the deadline is approaching.
Follow the dollars through escrow
Consider an illustrative statement showing $4,000 in eligible taxes after applicable credits, plus a $1,200 special-assessment installment.
| Component | Illustration |
|---|---|
| Eligible taxes before early-payment discount | $4,000 |
| Potential 5% discount on that amount | $200 |
| Taxes after the illustrated discount | $3,800 |
| Separate assessment installment | $1,200 |
| Combined annual amount | $5,000 |
The monthly equivalent is approximately $416.67, before homeowners insurance or an escrow cushion. This example starts with the credit already reflected, so subtracting another $500 would double-count it.
A $500 annual reduction equals about $41.67 per month in simple budgeting terms. An existing shortage, revised insurance premium or cushion adjustment can prevent your actual payment from falling by that exact amount.
Verify the bill before changing your budget
Compare the county statement with your escrow analysis and confirm that the correct parcel and primary residence credit appear. Ask how purchase-year prorations and prior-owner information affect the figures used at closing.
The Consumer Financial Protection Bureau provides mortgage and escrow explanations. Use the monthly payment calculator to model annual costs, and review the special assessments guide before treating every tax-bill charge as discount-eligible.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.
Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments.
