Updated October 2026

The most useful NDHFA question is not simply whether assistance exists. It is which program fits your household, property and available cash. In 2026, North Dakota buyers should distinguish the agency’s mortgage programs from the assistance options that may accompany an eligible loan.

Choose the right program entry point

FirstHome targets qualifying first-time buyers. Ask how prior ownership is measured, whether an exception applies and which household income and purchase-price limits govern your application.

HomeAccess serves qualifying households that include single parents, veterans, people with disabilities or elderly members. Eligibility depends on the program’s definitions and documentation, not just a general description of your circumstances.

North Dakota Roots provides a route for eligible non-first-time buyers and relocating workers. A household moving to Bismarck for employment should compare this option even if it previously owned a home elsewhere.

The North Dakota Housing Finance Agency is the starting point for current program terms and participating lenders. Bring household income information, recent housing history and an estimated purchase budget to the initial discussion.

Separate DCA from Start

DCA, or Downpayment and Closing Cost Assistance, provides approximately 3% in assistance credits, subject to the applicable structure and eligibility. Start offers 3% zero-interest deferred assistance. Deferred assistance should not be confused with money that never needs repayment.

Before choosing, request written answers to these questions:

For scale, 3% of $250,000 is $7,500. Your actual award depends on the program’s calculation base and approved transaction. Do not assume DCA and Start can be stacked.

Compare the complete financing package

Ask for side-by-side Loan Estimates showing an assisted loan and a suitable alternative. The Consumer Financial Protection Bureau explains the costs and payment disclosures to compare.

Use the closing cost estimator to organize upfront expenses and the mortgage options guide to compare underlying loan types. Include special assessments, insurance, escrow deposits and a repair reserve. Assistance can reduce the immediate cash barrier, but the strongest choice also leaves room in your monthly budget after closing.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
