Mandan and Lincoln Home Loans: Morton vs Burleigh County Property Taxes and Specials — Roughrider Reason

Updated October 2026

Mandan and Lincoln can both serve a Bismarck-area commute, but they belong to different property-tax settings: Mandan is in Morton County, while Lincoln is in Burleigh County. A lower purchase price does not automatically mean a lower housing payment. Compare the actual parcel, school district, assessments and insurance before deciding which side of the commute offers better value.

Compare parcels rather than county labels

Property taxes depend on more than the county name. Taxable value, local levies, applicable credits and special assessments all matter. An older Mandan house and a recently completed Lincoln home may have very different tax histories even when their asking prices match.

Ask for the latest tax statement and an assessment breakdown. For new construction, determine whether the current bill reflects the finished residence. For either community, investigate infrastructure obligations rather than assuming an established street has no remaining specials.

The $500 annual Primary Residence Property Tax Credit is applied directly to the qualifying residence’s tax bill, with filing due March 31. North Dakota also offers a 5% discount on eligible property taxes paid in full by February 15. The North Dakota Office of State Tax Commissioner is the official starting point for program information.

Keep financing assumptions consistent

Both counties use the 2026 conforming baseline of $832,750, and the 2026 FHA floor is $541,287. Changing counties does not change those baseline figures. Compare identical down payments and loan terms before attributing a payment difference to location.

Investigate FirstHome for first-time buyers and North Dakota Roots for eligible repeat buyers or relocating workers through the North Dakota Housing Finance Agency. Ask how assistance affects cash needed at closing and whether repayment becomes due after a sale or refinance.

Add commuting costs without confusing qualification

Use the monthly payment calculator for housing expenses, then maintain a separate household budget for fuel, vehicle maintenance and winter travel. A lender’s approval does not measure every commuting expense. Review the Bismarck mortgage hub when comparing Capitol-area access with the space and pricing of nearby communities.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
