A Fargo home’s asking price does not reveal its full monthly cost. Two similarly priced properties in Cass County can carry different property taxes, infrastructure assessments and flood insurance expenses. Roughrider Reason starts the mortgage comparison with the address, because an established central Fargo property and a newer Red River Valley subdivision can produce very different budgets.

Choose financing around cash and ownership plans

The 2026 baseline conforming loan limit is $832,750 throughout all 53 North Dakota counties, including Cass. The 2026 FHA floor is $541,287. These figures describe loan ceilings, not the purchase price or an approval amount.

First-time buyers should explore NDHFA FirstHome through the North Dakota Housing Finance Agency. Compare a conventional option with FHA using the same purchase price, down payment and closing date. Mortgage insurance, upfront costs and available cash assistance can change which structure fits best.

Ask about DCA, approximately 3% in downpayment and closing-cost assistance credits, and Start, 3% zero-interest deferred assistance. Request the repayment conditions and compatibility rules for the specific first mortgage rather than assuming both programs can be combined.

Read the tax bill beyond the headline

Fargo special assessments can fund streets, utilities and other infrastructure. Request both the annual installment and the remaining balance, along with any pending projects not yet reflected on the bill.

North Dakota has no state real estate transfer tax, but title, recording and lender charges still affect closing cash. The state’s $500 annual Primary Residence Property Tax Credit is applied directly to the primary residence property tax bill; file by March 31. A 5% early-payment discount applies to eligible property taxes paid in full by February 15. Review administration details with the North Dakota Office of State Tax Commissioner.

Build an address-specific payment

Use the monthly payment calculator with actual taxes, insurance and assessments. Then use the closing-cost estimator to separate upfront expenses from recurring ownership costs. Keep a repair reserve outside the closing budget, especially when comparing older homes with newer construction.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
