Updated October 2026

Casselton, Kindred, and Argusville attract buyers who want smaller-community living while keeping access to Fargo-area employment. A search built around Central Cass or another rural school district should still begin with the actual parcel: district boundaries, municipal boundaries, and USDA eligibility boundaries answer different questions and do not necessarily line up.

Treat the state line as a financing boundary

Glyndon is in Minnesota, not North Dakota. Buyers comparing it with Cass County communities need separate state-program and tax assumptions. North Dakota Housing Finance Agency assistance and North Dakota property tax benefits should not be carried into a Minnesota payment estimate.

For North Dakota listings, verify school assignment directly rather than relying only on a mailing address. Then check USDA eligibility by property address and household income. Neither a rural school district nor a short drive past city limits guarantees access to USDA financing.

Use the monthly payment calculator to create separate scenarios for each property. Include commuting costs in the household budget even though they are not part of the lender's mortgage payment.

Compare assistance with conventional options

North Dakota's 2026 conforming baseline is $832,750 in every county, including Cass. The 2026 FHA floor is $541,287. These limits do not replace an affordability review or determine how much cash a buyer needs.

The North Dakota Housing Finance Agency offers FirstHome for eligible first-time buyers and North Dakota Roots for qualifying non-first-time buyers and relocating workers. HomeAccess provides another route for qualifying single parents, veterans, and disabled or elderly households.

Ask a participating lender to show the cash-to-close difference between DCA's approximately 3% assistance credits and Start's 3% zero-interest deferred assistance. Compare repayment terms alongside the interest rate and monthly payment. The Consumer Financial Protection Bureau offers a useful framework for reviewing competing Loan Estimates.

Investigate infrastructure costs before offering

Special assessments are an important comparison point when looking at Fargo, West Fargo, and Horace alongside smaller Cass County communities. Ask for the current balance, annual installment, remaining term, and any pending infrastructure charges for each parcel.

North Dakota has no state real estate transfer tax, but assessments are a separate issue. Use the closing cost estimator to distinguish settlement expenses from ongoing ownership charges. For an eligible North Dakota primary residence, also plan to file for the $500 annual property tax credit by March 31.

Editorial Methodology & Primary Sources

Verification date: Not recorded; check the primary source and lender timestamp before relying on an estimate.

Rate comparisons use participating lender feeds, not a whole-market survey or guaranteed offers. Freddie Mac PMMS is a market benchmark, not a personalized quote. Calculator models rely on published regulatory formulas and disclosed assumptions rather than fabricated first-person loan testing.

Monthly principal and interest use the amortization formula P × r / (1 − (1 + r)−n), where r is the monthly note rate and n is the number of payments; at zero interest use P / n. PITI adds monthly property taxes and homeowners insurance; PMI is separate. APR includes applicable finance charges under Regulation Z and is not the note rate used for payments. Compare lender Loan Estimates for actual APR and fees.

The payment snapshot uses illustrative annual taxes of 1% of home price, $1,200 insurance and 0.5% PMI below 20% down, not verified local quotes. Other calculators disclose their inputs and assumptions. Published guidance and lender feeds may change independently; confirm current program rules, taxes and offers before a decision.
